Long shot and I know how this sounds.
Those stopped being a thing about a decade ago for obvious reasons. But this is the largest release in years, there is an audience who buys physical objects associated with things they love, and the 2002 guide is a collector's item now.
Has anyone seen a listing anywhere? Asking mostly so somebody can tell me no and I can stop looking.

There is no guide. There will be an art book eventually, probably at three times the price, and that is the modern version of the object you are describing lol
I still have mine. It is in a box in the loft and the map has a tear along one fold from being on a wall... I have not looked at it in fifteen years.

The 2002 one being a collector's item is because it had the map in it. Nobody collects a book of text they can search lol
the thing that replaced them is a wiki that is wrong for two weeks and then correct forever, which is more useful and much sadder
a physical map on a wall is genuinely the thing modern games have no equivalent for and i had never noticed that until this thread
someone in this thread just casually revealed they still own the thing and moved on. no
